JOP DVLP LLC is a residential land development planning studio. We lay out hillside homesites, prepare plats and subdivision drawings, and shepherd grading, drainage and utility work from first survey to a recorded plat your builder can trust. Every sheet begins on paper and ends as land that drains, grades and builds the way it was drawn.

Every contour honoured, every lot buildable. When a plat leaves this loft, the geometry is correct, the drainage answers the hillside, and the next owner never wonders what the paper left unsaid. The loft would rather give back honest land than a neat drawing that a builder cannot use.

What We Draw

Six disciplines on one drafting table

The work of the loft is organised into six drawings that together carry a raw hillside to a property line a title company can file. Because each discipline leans on the ones beside it, the Studio drafts them as one connected set rather than six unrelated orders. Slope decides many of them: what a hillside can hold governs how many lots a plat shows, and how those lots must drain shapes the grading that follows. The copy below reads each service in order, from the first reading of the terrain through the final recorded sheet.

Hillside Lot Planning

We begin with the raw terrain and read it like a score. Slope runs, drainage shadows, view corridors and access climbs all get weighed before a single lot is staked. The aim is pads that take natural advantage of each bench instead of fighting it with fill that nobody wants to pay for later. A pocket of steeper ground that resists any gentle layout is seldom forced; it becomes open space or a deeper lot whose footprint steps with the fall. The studio drafts every parcel against its own contours, so a landowner sees options ranked by real buildability rather than by the number of lines a sketch could show.

Plat and Subdivision Design

Clean drawing is half the battle in municipal review. Our plats carry clear lot lines, accurate bearing and distance, tidy easements and a legend a planner can scan in seconds. When the sheet is legible, approvals arrive without the usual round of re-subs. Dimensions close with themselves, easements sit where surveyors can find them in the field, and the phasing note shows exactly what this recorded step delivers. The Studio treats every plat as a legal instrument that a title examiner will live with for decades, so the drawing earns its place on the record the first time.

Grading and Drainage Plans

Water is the true owner of any hillside. We shape pad grades, design the drainage that carries runoff past foundations, and show the fill and cut balance honestly on the sheet. A graded lot looks settled because its arithmetic actually works. Every swale, culvert and detention point is drawn to the fall of the land so the storm survives a hard summer cell, and the cut and fill volumes appear on the same sheet that the grader reads in the field, which is what keeps a budget from drifting.

Zoning letters, conditional use packets, small-lot hearings and subdivision committee submissions move faster when the drawings answer the question asked. We prepare the mapping and written summary that carry a proposal through staff and boards with fewer surprises. The Studio pays close attention to the local land use code that governs at submittal, so an exhibit speaks the language the planners already use rather than a general idea of what looks reasonable.

Utility Coordination

Water, sewer, power and shallow utilities all need a lane up and down the hill. We lay the service lines beside the road geometry early so easements and laterals line up before the grader opens a trench, keeping conflicts off the critical path. When a sewer must cross a neighbouring pad to reach the lot beyond, that fact is written into the plat note rather than discovered on site, and the profiles show a contractor exactly where each service drops beneath the finished road.

Feasibility Studies

Before any money moves, landowners need to know what a parcel can hold. We produce lot count ranges, road and drainage assumptions, fill estimates and cost signals so a decision about a hillside rest on terrain truth rather than hope. The finished memo walks a buyer through the constraints the bank or a partner will raise later, and it prices the unknowns so a landowner can say no to a poor parcel or proceed with a budget that can survive the ground.
